Owner Responsibilities:
All Pinnacle Canyon documents including, but not limited to, the CCR's, Bylaws and Resolutions, were written to make condominium living pleasant for everyone. Architectural Guidelines:
WHITE window coverings(blinds or shutters) are the only ones allowed. Click here for more info.
Water Heaters:
This community was built in 1996, water heaters get old fast! When they break, they leak water everywhere. Owners should be aware of the age of their water heater and if it is functioning properly. Please be aware that the plastic shut off valves for the water supply has been an issue(leaking). The valve should be replaced with a metal(copper or brass) shut off valve. Please contact a plumber for more information. Water heaters are NOT the HOA's responsibility.
Personal Home Insurance:
All owners should speak with your own insurance agent to be sure you are carrying enough insurance coverage. Your personal unit and limited common elements are NOT covered by the HOA's Insurance. Read the CCR's for more details.
Gas and Charcoal Grills
Per Resolution 3-2010, gas and charcoal grills are prohibited within 10 feet of combustible construction, including individual units, balconies, patios and garages. LP gas tanks or containers, whether connected to cooking devices or not, may not be located or stored in individual units, on balconies, on patios or in garages. This rule applies to all units without exception. Charcoal grills are located around our property for residents use. For supporting documentation from the Rural Metro Fire Chief please click here.
Pool Access:
An individually coded pass card is required to enter the pool area and gym. If you are an owner and have lost your card please contact Lewis Management. If you are a renter you will need to contact your rental agent for a card.
Please do not loan your card out. There is a fee to replace cards. If your card is lost or stolen, please contact Lewis Management to deactivate the card.
Dogs:
We love our dogs but, for the safety of all residents, visitors and our pets, all dogs must be held on a leash at all times. There are no off leash dog areas on Pinnacle Canyon property, including the washes. Please pick up your dogs waste; bio-degradable baggies for this purpose are located throughout the property. Did you know Rabies vaccines are required by Pima County law.
Desert Wildlife:
This is a friendly reminder that it is inappropriate as well as dangerous to feed the wildlife. While it may initially seem harmless, as these animals learn where to find food, their natural predators follow. You can learn more by clicking on the Arizona Game and Fish Department link below.
Often seen wildlife on our property include Javelina, Bobcats, Coyotes, Rabbits and Quail. Mule Deer have also been spotted. They are wonderful to observe but, keep your distance.

HOA Dues:
Forgetting to mail your dues every month? Sign up with Lewis Management for Direct Debit. See your coupon book for further information
Roster Forms:
All owners should fill out the Resident Roster Form located on the General Rules page and mail it to Lewis Management. In case of an emergency a Lewis Management representative needs to be able to contact you. For example: a broken water heater that is flooding your unit!!
The Rental Roster also needs to be filled out and sent to Lewis Management every time a unit is rented. This is a requirement per our CCR's.
Think of it as insurance. If there is a problem with your unit you would want to be notified as quickly as possible!
Parking: All covered parking is assigned. If you forgot your space number please contact Lewis Management.
All open spaces are available to anyone.
Visitor parking near the clubhouse should remain open for the convenience of our visitors and not be used by residents.
Handicapped parking is available throughout the property and should also be used only by those people with handicapped tags.
No parking in Red lanes please.
Committees:
All owners and residents are encouraged to participate on any committee of your choosing. You can put as much time into it as you are able. All residents are invited to attend committee meetings. Meetings will be posted at the mailbox bulletin boards.

Gates:
The 3 community access gates are closed 24 hours per day.
The North gates may be accessed via a manually entered code at the north entrance. All owners should obtain an individual code from Lewis Management.
The North and West gates may be accessed via an electronic gate opener. If yours is not working try replacing the battery.

WiFi:
Free wireless internet is available to all residents at the Clubhouse/Pool area. It is an unsecured network; use at your own risk.
